Cost Adjustment Factor

A factor or multiplier applied to a replacement or reproduction cost to account for variations in location and time, as well as for other elements of construction cost not otherwise considered.

Those items of physical deterioration and functional obsolescence which can be reversed by corrective maintenance and remodeling to relieve the functional obsolescence.

Curable depreciation is usually computed as the dollar amount equal to the cost-to-cure and is reimbursable in the marketplace.
